The historic Forest City Savings & Trust Building (built in 1904) and Seymour Block (built in 1878) are located on the corner of West 25th St. and Detroit Avenue in Cleveland’s thriving Ohio City neighborhood.
The buildings were connected on the upper levels in the 1940’s and have undergone substantial renovations to support mixed uses. Both buildings are listed on the National Register of Historic Places and the current renovation project was partially funded with both State and Federal Historic Tax Credits as administered by the National Parks Service/OHPO, in addition to 9% Low Income Housing Tax Credits (LIHTC) awarded by the Ohio Housing Finance Agency.
The upper floors of the project contain 38 LIHTC apartment units with a focus on sustainable design and renewable energy. Additionally, the project features roof top and parking canopy solar panel arrays which offset up to 75% of the total energy (~187,000 kwh) consumed by the apartments annually.
